Whether you need to totally demolish a house, or a large commercial building, there are many reasons you may find yourself in this position. However you cannot simply just drive a bulldozer or an excavator through the building, smooth out the ground, and start new construction. There are permits that are required, and expertise and experience that is involved that merit a professional demolition contractor's involvement. These may differ based on the reason that the building needs to be razed. Let's take a look at some of the common reasons buildings need to be demolished.
Any building regardless of its size needs regular upkeep to remain a viable structure. If a building is neglected, pests, moisture or water from outside can take over and cause irreparable damage. Severe plumbing issues or structural damages in the foundation, roof, or other crucial areas if not handled in a timely manner can make a building not worth it to repair. Total demolition is a more cost effective solution if the problems with a building have not been addressed and have gotten worse. In these scenarios, demolishing and building and rebuilding another one in its stead often makes greater fiscal sense.
If the building has fallen victim to a flood or heavy storm, restoration may not be an option. Storms can cause extensive damage to buildings, sometimes only leaving parts of the building standing. In cases of small damages, repairs may be an option, but many severe storms or floods result in total demolition of the commercial or residential property.
Severe flood damage in a building does not always mean parts of the building has been washed away. Some of the damage can go undetected if not checked by a professional inspector, and acted upon. Flood waters can seep into the load bearing structure of the building, weakening it and causing safety hazards such as collapse or hazardous molds that can cause health problems for the occupants. Depending on how deep the flood waters were, flood damage can spread into the first floor of the house, and not just the basement. Total demolition or even selective demolition may be necessary in this situation.
Fire damage as a result of a lightning strike, or a human error can render buildings unsafe, and demolition is the only option. If the building is made of a highly combustible material, and is not caught quickly enough, it will likely burn to the ground. Buildings made of stone, brick and metal, will burn differently leaving parts of the structure standing in an unsafe manner that may topple at any moment. Brick often contains moisture that can expand, causing cracks and buckling. This also can happen to mortar. While brick is fire resistant, many interior structures are made of wood that carries the load. If these are burned out from the inside, the whole structure needs to be demolished by a demolition professional, and a new structure put up in its place.
Buildings that are really old are expensive to maintain and difficult to maintain. Unless they are considered historical buildings, the funding will likely not be there, and they will need to be demolished. The structural integrity of these buildings can become a huge problem as gravity and nature slowly takes them over, but keeping up with modern safety standards is also becoming more difficult. This can include removal of asbestos materials, among other things.
Abandoned buildings often have many of the reasons listed above as the reason they were abandoned and the owners just decided not to deal with it in any capacity. Eventually these buildings may attract drug addicts, criminals, and youth who go their in the name of adventure. For the safety of adventurous children, it makes sense to take demolition measures so they don't interreact with the other unauthorized inhabitants of the building. This usually involves local authorities and concerned citizens as it has become a danger and a nuisance on an interpersonal level.
There may be nothing wrong with your building, other than parts of it are standing in the way of renovations or additions to your residential or commercial building. If you have a garage, and you want to put a larger one in its place, and connect it to your home, demolishing your existing garage while keeping your home intact by way of selective demolition can help if you want just the garage out of the way.
If you have a large warehouse and their are offices in the way of expanding your production floor, selective demolition enables you to remove the offices to make way for construction of new warehouse space that may include more conveniently place offices.
